Contracts

Financing and Mortgages
Types of mortgages, loan-to-value ratios, down payments, points, APR, and the mortgage application process. Math questions come from this topic.
Property Ownership
Types of ownership - joint tenancy, tenants in common, community property, trusts. Know the rights and responsibilities of each.
Fair Housing
The Fair Housing Act, NJ Law Against Discrimination, protected classes, blockbusting, steering, and redlining. These questions are straightforward - know the protected classes cold.
Appraisal and Valuation
The three approaches to value - sales comparison, cost approach, income approach. Know when each is used and how to calculate basic value estimates.
Property Management
Landlord-tenant law in NJ, lease types, security deposits, eviction procedures. Know NJ-specific rules - they differ from federal law.
Environmental Issues
Lead paint, asbestos, radon, underground storage tanks, wetlands, and CERCLA. Know which disclosures are required in NJ.
